Commercial Property:
Our experience in this field is extensive having been involved in numerous high profile and significant transactions throughout Ireland, Europe, Eastern Europe and the United States.
In addition to our conveyance practice, we have a noted accomplishment in all areas of Landlord and Tenant and Planning Law. We have also been involved in various large scale leasing transactions of both retail property and commercial and office property.
Our firm has also acted in many different scale commercial park developments involving both retail and warehousing property. We have been involved in the property development process from the initial purchase of land, through the planning and financing process and taking the matter to completion – including dealing with all the development agreements and construction contracts for our clients. Such transactions generally involve liaising with other professions such as architects and engineers, our clients banks and lending institutes, as well as working with their accountants and tax advisors to maximise the commercial potential of our clients developments. We can also assist our clients in setting up and maintaining residential property management company structures.
We have continued to maintain a client orientated and commercial approach in this area, which no doubt attributes to our success at the forefront of the global property market. Our firm has also been involved in some landmark property litigation in areas such as planning permission issues and Landlord and Tenant disputes.
Residential:
In our dealings with individual purchasers and in particular first time buyers we make the transaction as easy and hassle free as possible. We recognise the importance of making the experience of purchasing your home and therefore we know that it is essential to be comfortable with your Solicitor through the experience. As your Solicitor, we will review the Contracts for Sale, title documents and Planning Permission and we will advise our clients on any issues of concern. We will also liaise with their bank or lending institute in respect of their mortgage, which we will register as part of the over all property purchase process. In larger apartment developments we will also review all aspects of the property management company for our clients as well as offering a full review of the Home Bond documentation.
